Maintenance Tips for your Heating Season

 
Similar to your car upkeep the key to many successful years of 
continued and efficient operation is periodic maintenance on your
Heating and Air-conditioning system. You have heard the old
antidote “pay me now or pay me later”, it usually is much more
expensive to take the “pay me later” route.
 
If your system is not functioning correctly it could lead to higher
operating cost, shorter equipment life expectancies as well as unsafe
conditions. Below are recommendations (it is strongly recommended to
have your system checked at the beginning of each Heating and Cooling
season by a certified technician) that you should perform to ensure
that you receive maximum performance and comfort from your home
system.
 
1. Clean Air Filter – It is recommended that you change/clean your
air filter approximately every 30 days. This varies with each
individual depending on the amount of dust and particles that is
filtered through your system. After 1 full year of operation it
should be fairly predictable on exactly the optimal time for your
filters to be changed/cleaned.
 
2. Oil/Lube Motors – Fan blower motor for inside air distribution and
condensing units should be oiled with lubricating oil at least twice
a year. Allot of new systems will contain motors that are built with
sealed bearings that do not require lubrication.
 
3. Thermostat Calibration – without proper calibration on your
thermostat a false reading may be sent to your system for more heat
or cold. This may lead to discomfort in your home as well as
inefficient operations of your system.
 
4. Gas operation - Inspect your burner and heat exchanger assembly to
ensure safe operation. On burner assemblies periodic cleanings are
required to ensure a nice safe flame is maintained.
 
5. Manual Pilots – Thermocouples should be replaced every 2 years to
prevent pilot light problems at the least desirable times. Universal
thermocouples can be purchased at most hardware stores.
 

Although there are certainly other items that could malfunction with
your system, the above-mentioned items are the most frequent items
should be maintained and checked. If you are not completely
comfortable and knowledgeable about performing the above task we
strongly recommend that you call a qualified technician.
